A vast majority of trees on the proposed redevelopment site at Bath Road Reservoir are not worth keeping, a planning inquiry has heard.

Tree expert Simon Stephens said a total of 267 trees would need to be removed to make way for a proposed 96-home development.

But he said most fell within the official category which meant they would survive less than 10 years and should not be considered a barrier to planning permission.

Mr Stephens, speaking for applicants Thames Water, said a landscaping and replanting programme would ensure there were healthier trees on the site for the future.
